What Yorkshire homeowners say

Fantastic experience from start to finish, Steve and his team are knowledgeable and efficient. Not to mention incredibly patient with all the questions I had about the process. I approached numerous businesses before making this decision and I do not regret a thing.

Questions

Frequently asked questions

Cost depends on the size of the cellar, the water table, and how far you take the fit-out, from a waterproofed store through to a fully finished bedroom or office with its own heating and electrics. The honest answer is that we cannot give you a real figure without seeing the space, which is exactly why every job starts with a free, no-obligation survey. We will give you an itemised quote afterwards, not a vague estimate.

It varies with scope, but waterproofing typically takes a matter of days once the survey and specification are confirmed, and a full conversion to a finished, building-regs-compliant room takes considerably longer once insulation, electrics, plumbing and plastering are all accounted for. We will give you a realistic timeline at the survey stage based on your specific cellar, not a generic figure that ignores what your job actually needs.

In most cases, no. Converting an existing cellar usually falls under permitted development because you are working within the house's existing footprint and not changing its external appearance. Exceptions include listed buildings and conservation areas where any external change needs consent, plus conversions involving a light well or external staircase. We check this for your specific property at the free survey.

Not if it is done properly. We waterproof first, always, before any finishing work begins, using cavity drainage membrane, tanking slurry, or a sump and pump system depending on what your specific cellar needs. A conversion built on top of unresolved damp is not a conversion we would put our name to.

Tanking is a cementitious slurry coat that physically blocks water from getting through the wall. Cavity drainage, using a Type C membrane, instead manages water pressure behind the wall and channels it away via a sump and pump. For many older Yorkshire cellars with a genuine water table, cavity drainage holds up better long-term, but we specify whichever your property actually needs after a proper survey, not whichever is cheaper to fit.

Extra habitable, building-regs-compliant space typically shows up positively on a survey and adds to a property's usable square footage, which buyers and valuers both notice. It is one of the few home improvements that adds real accommodation without extending your footprint or needing planning permission in most cases.

Less than most people expect, because the work happens below your living space rather than through it wherever access allows. We sheet and protect the route in and out, and because one in-house team handles every trade, there is a single point of contact managing the site rather than a rotating cast of subcontractors leaving mess behind between visits.

Yes, we carry the insurance appropriate to structural and waterproofing work of this kind. If you need specific policy details or documentation for your own records, ask at the survey and we will provide it directly rather than making general claims on the website.

Yes, provided it meets building regulations for ceiling height, means of escape, ventilation and natural light where required, which is exactly what our design and planning process checks before we quote. Some cellars suit a bedroom conversion easily, others are better suited to an office, gym or snug where escape or headroom requirements are harder to meet.

We come to your property, get into the cellar with proper tools, not a torch and a guess, and assess damp, headroom, structural condition and access. You get a straight answer on what is achievable and roughly what it involves, no sales pitch and no obligation to book anything. If it is not a good fit for conversion, we will tell you that too.

We are based in Hebden Bridge and cover Calderdale and the surrounding towns as our home turf, including Todmorden, Sowerby Bridge, Mytholmroyd, Halifax, Elland, Brighouse, Ripponden, Luddenden Foot, Haworth, Keighley and Bingley. We also travel further across Yorkshire and Lancashire for larger cellar and basement projects, including Leeds, Bradford, Harrogate, York, Wakefield, Huddersfield, Preston, Burnley and the market towns around them. If your town is not listed, get in touch, we may still cover it.
